For DC Homes
Residential Epoxy Flooring in Washington, DC
DC homes are a mix of historic rowhouses, mid century ramblers, new construction, and condos, and each one asks something different of its floors. We install epoxy, polyaspartic, flake, metallic, and quartz systems in garages, basements, kitchens, and outdoor living areas across the District. The sections below walk through the systems homeowners ask us about most, starting with the one that pays for itself the fastest: the garage floor.
Garage Floor Epoxy
A DC garage takes road salt, oil drips, hot tires, and winter chemicals all year, and bare concrete drinks them in. We diamond grind the slab to open the pores, repair cracks and spalled spots, then build a moisture tolerant primer, a pigmented or flake broadcast base coat, and a UV and chemical resistant topcoat. The finished floor wipes clean, resists hot tire pickup, and stands up to the salt your tires drag in from January through March.
Basement Floor Epoxy
Many DC rowhouses and older homes sit on basement slabs poured long before modern vapor barriers existed. We test every basement for moisture vapor emission before recommending a system, and when readings run high we lay down a moisture mitigating primer rated for the measured level. The seamless finish works beautifully for finished basements used as gyms, offices, playrooms, or lounges, and it will not trap mold the way carpet can. If a sump pump hiccups or a water heater lets go, the water stays on the surface where you can see it.
Flake Epoxy Floors
Colored vinyl chips broadcast into a wet base coat, then sealed under a clear topcoat. Flake is our most requested residential system in DC for good reason: the multicolor pattern hides dust and minor scuffs, the texture adds slip resistance, and a full broadcast builds real thickness and impact resistance. Choose from dozens of blends, from quiet grays to earth tones that sit well with brick facades. Partial broadcast for a light speckle, full broadcast for complete coverage, in garages, basements, laundry rooms, and mudrooms.
Metallic Epoxy Floors
Mica based pigments suspended in clear resin shift as the installer works them, creating movement and depth that can read like marble, flowing water, or polished stone. No two metallic floors are ever identical. We recommend them for finished basements, home bars, and showroom style garages where the floor is part of the design. Because the final look depends on hand technique, we review color samples with you before installation, and we can add a fine anti slip additive in the topcoat where footing matters.
Quartz Epoxy Floors
Colored quartz sand broadcast into epoxy layers creates a dense, textured floor with high compressive strength and serious grip. Quartz is the answer for mudrooms with heavy foot traffic, home workshops, and the areas around hot tubs and pools. Dial the texture by changing topcoat count: more coats for a smoother surface, fewer for more traction. It also covers minor slab imperfections better than a standard flake system, which matters in older DC homes whose concrete has lived a full life.
Polyaspartic Coatings
Polyaspartic cures fast enough to walk on in hours and drive on in about a day, resists UV yellowing, and tolerates cooler installation temperatures than standard epoxy. In DC we frequently use it as a topcoat over an epoxy base, pairing epoxy's bonding strength with polyaspartic's sunlight and chemical resistance. That combination is ideal for garage aprons that catch afternoon sun and for any exterior adjacent surface that sees weather.
Epoxy Countertops
Poured epoxy countertops, often finished with metallic pigments that mimic marble or granite, let you refresh a kitchen, bath, or bar without tearing out cabinets. We pour over existing counters or prepared substrates, seal every edge and backsplash transition, and talk through heat, scratches, and maintenance up front: use trivets for hot pans, cutting boards for knives, and mild soap and water for daily cleaning. Minor scratches can be sanded and recoated instead of replaced.
Kitchen and Utility Floors
Kitchens and utility rooms see spills, dropped cookware, washer leaks, and constant mopping. Epoxy gives you a seamless surface with no grout lines to trap food or grime, and we can extend the coating up the walls as an integral cove base that turns the room into a shallow basin, containing small leaks where you can see them. Flake and quartz blends are popular here because they hide lint and dust between cleanings, and we add slip resistant texture on request.
Patio and Pool Deck Coatings
Standard epoxy yellows outdoors, so for patios, porches, and pool decks we use UV stable polyaspartic and exterior grade systems that stay flexible through DC's freeze thaw cycles. We repair cracks and check drainage slopes before coating so water never pools on the finished surface, and we keep pool deck colors light and textured to reduce heat and keep footing sure.
